Below is a brief overview of our terms; please ensure to review the full terms and conditions on this page before confirming your booking.

Booking Confirmation

A booking is confirmed only after the proposal is signed and the cleared balance or a minimum fifty percent deposit is received. Read Clause

If booking within 30 days of the start time, the full balance is due within 24 hours of signing unless UniQ Studios confirms different terms in writing. Read Clause

The full balance must be paid at least 30 days before the start time or the booking may be terminated without refund. Read Clause

Booked hours include set up, take down and cleaning. Arriving late does not extend the booking. Overtime and extra cleaning may be charged and may be deducted from the security deposit. Read Clause

Attendee numbers include all guests, staff, suppliers and vendors. Rates depend on total attendees. Exceeding the agreed maximum can lead to extra charges, loss of the security deposit, refusal of entry or termination. Read Clause

A refundable security deposit is required and may be retained for breaches, damages, extra cleaning, extra attendees or overtime. The lead guest must present photo identification. Read Clause

Hired equipment must be used responsibly, not altered, and returned in original condition. Clients are liable for loss or damage. Read Clause

Clients are responsible for any damage, loss or breakages. UniQ Studios is not liable for consequential loss. Read Clause

Rebooking and cancellation fees apply based on notice periods. See the full terms for percentages and timelines. Read Clause

Keep noise to reasonable levels. No loitering outside. Music must cease or be very low by the agreed finish time and no later than 11 pm unless agreed in writing. Read Clause

Parking is limited and must follow the numbers agreed in advance. Guests must not park outside designated areas. Read Clause

Events require prior written approval. Some events require approved security staff, guest lists and identification checks. Read Clause

CCTV operates for safety and insurance. Read Clause

UniQ Studios may refuse entry, suspend or cancel bookings for breaches, security concerns or legal reasons. Breaches can result in termination without refund and loss of the full security deposit. Read Clause

Terms may be varied. United Kingdom law applies. Read Clause

1. Booking Confirmation

1a. We are unable to hold booking dates and decline other booking enquiries without your signed booking confirmation. By signing you are agreeing to make payment and proceed with the booking as per the proposal. Cancelling after signing/agreeing to the booking, will result in cancellation charges.

1b. Cleared balance payment or min 50% deposit is due within 24hrs of acceptance of the quote (unless alternative payment terms have been confirmed by UniQ Studios in writing).

1b. Clients are liable to pay the booking costs specified in the quote/proposal contract or cancellation fees once it has been signed and must make full balance payment (if booking is made with 30 days of booking start time) or 50% payment within 24hrs of signing the booking proposal (unless alternative payment terms have been confirmed by UniQ Studios in writing).

1c. Clients must make a full balance payment on or by 30 days before booking start time (including any agreed security deposit before arrival), and failure to do so will result in termination of the scheduled shoot without refund or notice (unless alternative payment terms have been confirmed by UniQ Studios in writing).

2. Booking times

2a. Booking times are to start as per confirmed time and if a client is late, booking fees are incurred from the agreed booking time.

3. Set up / take down and finishing time

3a. Clients must include set up and take down/clean up time within the hours booked, to avoid overtime charges.

4. Cleaning & leaving the Space in a Reasonable State

4a. Studio space must be left in a reasonable state at the end of client bookings to avoid additional cleaning charges (at the discretion of UniQ Studios).

4b. For large bookings with 10+ people and all studio 1 bookings, we have a standard cleaning charge of £50-£100 (rate to be agreed prior to booking and is depending on size and nature of the booking, and space being booked). The cleaning charge is based on leaving the space in a reasonable state and a higher rate is chargeable if space is left particularly dirty. Any additional cleaning charges are taken out of security deposit payments.

5. Number of Attendees.

5a. The number of Attendees is defined as the overall total people that attend and NOT the number of people at a time, this also includes vendors, suppliers or any additional staff.

5b. Clients must abide by booking requirements agreed in advance for the total number of attendees. As our rates are dependent on the total number attendees, an increase in attendees may incur relevant additional charges and/or a loss of your security deposit.

5c. We have a maximum number of attendees, which must not be exceeded to comply with UK Gov Covid regulations. The full security deposit will be lost if you go over the maximum agreed number of attendees and we reserve the right to refuse entry or terminate a booking if space is at capacity.

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

6. Security Deposit and Photo ID

6a. We have a refundable Holding/Security Deposit (rate to be agreed before booking which depends on the size, and nature of the booking). The security deposit will be returned at the end of the booking, unless where terms are breached (minus any deductions due to damage, additional cleaning fee, additional attendees or overtime).

6b. Security deposits are held as security against breach of terms. The full amount will be lost if any stated terms are breached by the client or their guests.

6c. For security purposes, the lead guest will be required to produce a Photo ID to confirm bookings. Additional guests may be required to produce photo ID at management’s discretion.

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELLATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

7. Minors

7a. Clients must ensure that all minors under the age of 16 are always accompanied by a chaperone. Minors must have parent or guardian’s permission to be at our premises, and/or to be photographed or filmed as relevant.

8. Use of Equipment

8a. If your booking comes with lighting, sound or other equipment, all equipment used must be returned promptly at the end of the hire period in the original condition. The client is liable for repair or replacement cost for any missing or damaged equipment.

8b. Clients may not, without the written consent of UniQ Studios; remove the equipment from the premises; modify, alter or tamper with the equipment in any way; use the equipment in a manner not recommended by the manufacturer, nor allow the equipment to be used by any untrained or unauthorised personnel.

8c. Any required equipment, prop or add-ons must be requested and added to the booking in advance to ensure availability. We cannot guarantee the availability of any equipment or prop where it has not been specifically requested, confirmed and added to your booking (listed in the booking confirmation email within the inclusive extras section).

9. Breakages, Losses and Damages

9a. Clients are responsible for any breakages, losses or damages caused to the premises or equipment, may it be by the client or any other person(s) during booking time.

9b. All equipment used is at the risk of the client. UniQ Studios shall not be liable to the client for any loss, damage and expense or for any consequential loss (including loss of profit), arising out of or in connection with; any damage to or loss of property by the client or third party; any breakdown, stoppage or failure of the facilities/equipment provided by UniQ Studios

9c. Alterations or additions to our premises or equipment are not permitted without prior written consent.

9d. Clients must check any equipment provided and must notify UniQ Studios at the time of supply if the equipment is damaged or if the condition of the equipment is not acceptable. The client is responsible for any breakages or damage if UniQ Studios was not notified at the time of supply.

10. Booking Changes and Cancellations

10a. Booking times can be changed with RE-BOOKING FEES, as stated below, which depend on the notice time provided:
• 30 days or more notice time provided (from start time of booking): Rebooking fee equal to 10% of total booking fee
• Less than 30 days and more than 7 days notice time provided (from start time of booking): Rebooking fee equal to 25% of total booking fee
• Less than 7 notice time provided (from the start time of booking): Rebooking fee equal to 50% of the total booking fee

10b. Bookings can be cancelled with CANCELLATION FEES, as stated below, which depend on the notice time provided:
• 30 days or more notice time provided (from start time of booking): Cancellation fee equal to 25% of total booking fee
• Less than 30 days and more than 7 days notice time provided (from start time of booking): Cancellation fee equal to 50% of total booking fee
• Less than 7 days notice time provided (from the start time of booking): Cancellation fee equal to 100% of the total booking fee

11. Termination

11a. UniQ Studios may terminate any booking or hire contract if the client is found to be in breach of any of the terms and conditions.

12. Noise
 
12a. Speakers are provided and Music can be played inside the premises at a moderate and reasonable (at the discretion of UniQ Studios). Noise levels outside of our premises must be kept to a reasonable level during bookings. Clients are asked to consider other occupants and neighbouring residents when using our facilities.

12b. Music must be turned off or played at a very low volume (at the discretion of UniQ Studios) by 9 pm and noise levels must be minimised to a low and reasonable level after this time to not disrupt or cause inconvenience to nearby neighbours.

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELLATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

13. Littering and Waste Disposal

13a. Clients must not litter and drop waste on the inside or outside of our premises and must put all litter in internal bins or in specified rubbish and recycling skips which are located outside of our premises. Additional bin bags will be provided and clients are responsible for ensuring all waste is disposed of and outside spaces are kept clean and litter-free. Failure to do so will result in additional charges.

15. Event Bookings

15a. We allow small event bookings as S1 Apartment (generally corporate or dinner events) without amplified music or DJs.

16. S1 Apartment Bookings

Studio 1 is situated in a private gated residential area and requires you to follow the guidelines listed below for us to maintain good relations with our neighbours and to abide by the terms of our trading licence at the property:

16a. Any large booking requests will be reviewed and may be rejected depending on the nature of the booking.
 
16b. Music must be played at reasonable levels (at the discretion of UniQ Studios) so that our neighbours are not inconvenienced (especially for evening bookings)

16c. Do not congregate in the communal areas outside the property, or neighbours’ front doors, and don’t block their access with bags or other materials. This specifically includes the area outside of neighbour no3’s front door, which is directly next to ours (around the corner), and clients are advised they MUST NOT sit on the neighbour’s front porch (small landscaped garden area) or congregate around this area.

OUR NEIGHBOUR AT NO3 HAS SPECIALLY REQUESTED THAT OUR GUESTS DO NOT SIT OR CONGREGATE OUTSIDE OF THEIR PROPERTY AND FAILURE FOR CLIENTS OR THEIR GUESTS TO ABIDE BY THIS WILL RESULT IN AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT.

16d. Ensure attendees do not disrupt or cause inconvenience to nearby neighbours during bookings as well as when arriving and leaving

16e. ONE CAR ONLY is allowed in the development FOR LOADING and should be parked directly outside the apartment whilst loading (without blocking pathway access). NO OTHER CARS ARE ALLOWED INTO THE DEVELOPMENT, and you must not park in neighbours’ parking bays. There are parking bays available directly outside of the development and additional parking at our main office across the road can be requested).
16f. No video/photo shoots are allowed outside the property or in communal and car park areas (unless confirmed with written consent in advance).

16g. Do not litter outside the property or in communal and car park areas.

16h. We reserve the right to have staff present at the apartment for all bookings (at our discretion) to ensure clients have necessary assistance, and to ensure terms are followed.

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

17. Sound Recording
 
17a. We regularly host or conduct video shoots with sound recording, however, note that none of our studios are soundproofed, and we cannot guarantee sound recording conditions and are not liable for external interruptions that are beyond our control. We advise that you conduct a recce/viewing so that you can assess the suitability of the studio you wish to use. Some of our studios are more suited than others for sound recording and we will be able to advise on this.

18. Monitoring
 
18a. We operate CCTV across all studios as part of our insurance requirements, and for the security and safety of clients and staff.

19. Non-Solicitation
 
19a. Clients will not directly, indirectly, or on behalf of others; solicit, induce, recruit, encourage or otherwise endeavour to cause or attempt to cause any employee, previous employee or consultant of UniQ Studios to perform any business/services to the Client, or to terminate their relationship with UniQ Studios.

20. Variations
 
20a. These Terms and Conditions are valid at the time of booking and are subject to variation. Clients will be notified of any variations before booking.

21. Applicable Law
 
21a. The laws of the United Kingdom shall govern all agreements.
